Hanson <br />As you may recall, Ramsey County needed easements impacting two properties owned <br />by the City from the Phase I portion of the Rice Reconstruction (County Road B to B2). <br />Because we were in the process of acquiring one of the properties, we told the County to <br />not pursue an easement from the Hostess Outlet store. The County also needed an <br />easement over the vacant lot we own at Highway 36 & Rice. Staff did remind the <br />County that the City would like to be compensated for the easements in a manner similar <br />to what was done with other property owners. To that end, the County forwarded us the <br />attached documents. <br />Two easement documents are enclosed. The first is for the City's property at Rice & B2. <br />This involves 8,107 square feet of property and the value determination was based on the <br />City's appraisal of the entire parcel. The total value to be paid for this easement is <br />$97,300 (about $12 per square foot). The second easement is for the vacant lot at Rice & <br />36. It involves 2,444 square feet of property (essentially the sidewalk area). This <br />property was valued at $15 per square foot and yields a price of $36,660. <br />Therefore staff recommends we grant both easements as described and depicted on the <br />attached documents for a total price of $133,960. <br />1 <br />
