, cl- iI'rEc rs <br />DETAILED WORK PLAN- continued <br />The Construction Administration phase will begin after the entire team begins <br />awarding contracts to the sub - contractors (with coordination between the <br />entire Project Team). We will facilitate and coordinate pre - construction <br />meetings as required to confirm the roles and responsibilities of all Project <br />Team members (City, Contractors, Construction Manager, and Consultants) <br />throughout the construction process. During the initial pre - construction <br />meeting, the Project Team will review the emergency notifications process, <br />submittal procedures, RFI process, security and safety requirements, <br />requirements for future milestone pre - construction meetings, requirements <br />for special inspections, and clarify the process for potential issues encountered <br />during construction. We will also discuss the project schedule, and discuss <br />long -lead time items for critical date requirements. <br />During Construction, we will provide ongoing construction oversight, <br />inspections, and regular construction meetings (with the C.M.) to provide <br />assurance that the project is properly built according to the drawings and the <br />specifications. We will coordinate with the City to make sure the project <br />moves forward within budget, on schedule and per the scope defined in the <br />project CDs and per all agreements and contracts with the City. Additionally, <br />we will coordinate with the City and the Construction Manager for construction <br />special inspections testing during construction. <br />During the Construction process we will coordinate with weekly or bi- monthly <br />onsite Project Team meetings to review construction progress, client concerns, <br />safety procedures and the ongoing schedule. Additionally, we will discuss any <br />outstanding items or concerns and identify a plan to mitigate any Issues. <br />During our Project Team meetings, we will also review any RFIs, outstanding <br />Submittals, and any change order requests and the proposed plan of action. <br />Our Project Manager will also coordinate with specific members of the City and <br />the C.M. for any City provided services. <br />Prior to Substantial Completion, a Punch list will be prepared and reviewed at <br />a Project Team meeting to identify and track any potential issues, incomplete <br />Items, or quality concerns. We will also establish a Punch list completion date, <br />verify that all necessary Punch list items have been identified and completed, <br />track and coordinate any deferred commission Items, coordinate with the C.M. <br />to identify responsible parties for resolving any outstanding items, and <br />coordinate with the C.M. to identify warranty items for tracking. <br />Prior to project Close -Out we will also discuss equipment training that will <br />need to take place with the appropriate sub - contractors and City staff <br />members. Training of personnel on the appropriate operation and continual <br />periodic maintenance of mechanical items and maintenance related <br />equipment is crucial to ensure the safe and long -lived operation of the <br />equipment. <br />%'n,tC* 12 <br />mU <br />40 <br />
