DETAILED WORK PLAN / APPROACH / DELIVERABLES <br />Oertel Architects and Paulson and Clark Engineering have combined our <br />experiences and expertise that are well suited for your Little Canada Public <br />Works / Parks, and City Hall renovation project. Our approach to this project is <br />based on decades of experience in designing and renovating municipal <br />facilities, maintenance - related storage buildings, successfully completing 40 <br />buildings and twice as many studies. Our experience includes public works and <br />maintenance projects ranging in size from 2,000 square feet to over 140,000 <br />square feet, similar to the proposed Little Canada project(s). Oertel Architects <br />will lead our experienced project team throughout all Schematic Design, Design <br />Development, Construction Document, Bidding /Negotiation, Construction <br />Administration, and Project Close -Out phases. We understand that the City <br />has hired James Steele Construction to serve as a Construction Manager for the <br />project, and we will be pleased to work with them to ensure the success of the <br />project. <br />To begin the project we will coordinate a kick -off meeting with all of the <br />pertinent little Canada personnel, staff, James Steele Construction, and all <br />other stakeholders to review the proposed project's scope, budget, and <br />schedule. This initial meeting will also serve to confirm our respective project <br />roles, the procedures for communication, and a schedule for project milestone <br />reviews. At the kick -off meeting we will also gather all available program <br />documents, equipment lists, plans, site surveys, environmental reports and <br />other pertinent documents that are available from the City and C.M. <br />stakeholders. After compiling, identifying, and reviewing all available project <br />data we will begin the Pre - design phase of the project. <br />During the Pre - design phase we will review and evaluate the proposal <br />statement of need, to appropriately identify and define the complete <br />parameters and expectations for the Little Canada Public Works / Parks facility <br />(and City Hall renovations) project. This process will include the initial program <br />analysis, financial / cost analysis, site analysis, code analysis, the schedule, <br />environmental assessment, and Impact to the neighborhood. As a part of the <br />Pre - design phase we will also share our teams' knowledge and previous <br />experience related to maintenance facilities, facility renovations, design and <br />function. It is not uncommon for us to work with a client whose staff is not <br />fully aware of state of the art maintenance facility equipment and features, <br />often gravitating to what they are familiar with. Things have changed greatly in <br />maintenance building design and equipment over the past twenty years, and <br />we can share our knowledge gained through direct experience with all of the <br />City staff members. This phase will help create a working dialog in <br />communications throughout the process between the City personnel, the <br />Construction Manager and the consultants. <br />33 <br />
