Still, some key concerns relative to <br />maintenance facility operations need to be addressed at the Pre - design phase. <br />The key items up for discussion early in the process Include the following: <br />• <br />• <br />• <br />• <br />• <br />• <br />• <br />• <br />Reviewing the current commercial building relative to potential <br />expansion, limitations and potentials, efficiency and code compliance <br />Evaluating the current commercial building plumbing systems and <br />HVAC for efficiency and code compliance <br />Evaluating the current commercial building electrical systems for <br />efficiency and code compliance <br />Analyzing the current maintenance equipment /systems (located at <br />current Public Works and Parks building for code compliance and <br />operational needs and potential re- location to the new facility <br />Evaluating the existing commercial building shell, and roofing for any <br />potential areas of concern <br />Discussing current and future operational needs of the staff <br />Discuss environmental concerns and requirements <br />Discuss energy management, conservation, and sustainability goals <br />• Discuss options for all electrical systems <br />• <br />• <br />• <br />• <br />Discuss options for all mechanical systems <br />Discuss options for all plumbing systems <br />Discuss options for all maintenance equipment systems options, <br />including lube systems, compressed air systems, fuel systems, cranes, <br />lifts, trench drains, wash bays, welding bays, parts rooms, shops, etc. <br />Discuss options for communications equipment <br />• Discuss options for security fencing and gates <br />• <br />• <br />• <br />Evaluate, plan and discuss upgrades and renovations to existing <br />building components within the existing City Hall <br />Discuss proper traffic patterns and logical equipment provisions within <br />the building and on the proposed site <br />Provide safety ideas and related information to create a safe and <br />workable internal environment <br />34 <br />
