Some additional expense for legal and consulting services should be <br />anticipated. <br />Time Frame: These changes should be made in the next 12 to 24 months. <br />1Create and implement architectural design guidelines <br />Rationale: To strengthen the image that the redevelopment area is the commercial center of <br />the community, buildings must express some common architectural components to unify the <br />area. <br />The City will make a substantial investment in the redevelopment of the area. That investment <br />should buy more than added tax base, jobs or commercial opportunity -- it should result in a <br />lasting improvement to the community. <br />Design guidelines for new development will provide a greater level of comfort for developers. <br />They will be assured that the building next door will be of a quality consistent with their <br />investment. <br />To increase the perception that the area is the community center, unity and cohesiveness is <br />critical.
