MINUTES <br />PLANNING COMMISSION <br />AUGUST 10, 1995 <br />property. <br />Carson recommended approval of the division of 2600 <br />Spruce Street into two single - family lots as requested <br />by Mr. Thomas White subject to compliance with the <br />recommendation of the City Planner that accessory shed <br />be removed from the property no later than October 31, <br />1995 as outlined in his report dated August 4, 1995. <br />Motion seconded by Schletty. <br />Motion carried 6 - 0. <br />CUP FOR Mr. Bob Leibel appeared before the Council requesting <br />SECOND approval of a Conditional Use Permit so that he might <br />GARAGE - construct a second garage on his property located at <br />124 TWIN 124 Twin Lake Blvd. <br />LAKE BLVD. - <br />LEIBEL DeLonais reported that the adjacent property owner, <br />Richard Novak, has submitted a letter objecting to the <br />second garage. <br />Leibel reported that the diagram submitted by Mr. Novak <br />is not drawn to scale, and the proposed garage would <br />not be as close to the Novak's porch as shown. Leibel <br />also reported that Mr. Novak has a shed on his <br />property, which is not shown on the diagram and which <br />will be adjacent to the proposed garage. The Novak <br />shed is only 5 feet from the property line, while <br />Leibel's proposed garage will meet the 10 -foot setback <br />requirement. <br />The City Planner reported that the back of the Novak <br />garage is approximately 40 feet from the property line. <br />Leibel submitted some pictures of the area which he <br />described for the Planning Commission. <br />Garske asked why Leibel is proposing to place the <br />garage in this particular location, suggesting that it <br />could be moved back on the lot away from the Novak <br />property. <br />Leibel replied that this was the natural location given <br />the location of his driveway. Leibel also reported <br />that it would not be feasible to add on to his existing <br />garage given its roof line and the adjacent concrete <br />2 <br />Page 9 <br />
