In all zoning districts, all yards not surfaced for <br />driveway or parking shall be landscaped according <br />to the approved plan prior to the issuance of an <br />occupancy permit or a financial security, as <br />determined by the City Building Official, shall be <br />posted with the City to assure completion of such <br />work. <br />9. Where any business or industrial use abuts property <br />zoned for residential use, the business or industry <br />shall provide screening along the boundary of the <br />residentially zoned property in accordance with <br />this ordinance. A similar screen shall be provided <br />by a multiple family residential project where a <br />multiple family residential use abuts property <br />zoned for single family residential use. <br />10. Parking Lot Landscaping. <br />a. Off - street parking facilities of five (5) or <br />more spaces and all loading facilities shall <br />be fully screened from abutting residential <br />property and public rights -of -way to a minimum <br />height of three and one -half (3 1/2) feet for <br />parking areas and six (6) feet for loading <br />areas. <br />b. Within off - street parking areas of fifty (50) <br />or more stalls, irrigated, landscaped islands <br />shall be provided at a rate of one island per <br />fifteen (15) surface spaces or fraction <br />thereof. For the purposes of this ordinance, <br />an island shall be required to consist of one <br />hundred (100) square feet of landscaped <br />surface. Such islands shall be contained in <br />raised, curbed beds consistent with parking <br />lot construction requirements of this <br />ordinance. It is not the intent of this <br />paragraph to relieve a project of the <br />installation of islands which are necessary to <br />promote the safe and efficient flow of <br />traffic, regardless of parking lot size. <br />Significant Tree Preservation and Replacement. <br />a. Existing Trees. With respect to existing <br />trees in new developments, all trees on the <br />site are to be saved which do not have to be <br />removed for street, buildings, utilities, <br />-43- <br />Page 45 <br />
