The proposed
eight building complex is entitled The Heritage Office Park and will provide 25,200 square feet
of office space upon the site.
To accommodate the development proposal, the two lots which currently underlie the subject
property are to be replatted in a manner whereby the individual structures will lie upon
corresponding lots. The land area which surrounds the proposed lots are to be owned in
common and governed by a property owners association.
Specifically, the PUD will make an allowance for lots of record to vary from the requirements
of the underlying zoning requirements (lots without public street frontage). The subject property
is zoned I -P, Industrial Park which lists commercial offices as permitted uses.
Attached for reference:
Exhibit A - Site Location
Exhibit B - Site Survey
Exhibit C - Site Plan /Preliminary Plat
Exhibit D - Grading and Drainage Plan
Exhibit E - Utility Plan
Exhibit F - Landscape Plan
Exhibit G - Building Elevations
Exhibit H - Sign Details
5775 Wayzata Blvd.- Suite 555 • St. Louis Park, MN 55416 • (612) 595- 9636•Fax. 595 -9837
Page 67
