Newpower asked if the property owners <br />on the adjacent property would be subject to the same <br />screening requirements. <br />The City Planner replied that the Code requires the <br />screening of trash handling areas. The Planner also <br />reported that the City had a code enforcement action <br />underway with the adjacent property. <br />Mr. Sneen, Real Estate Masters, reported that the <br />development they are proposing is high - quality, and <br />they were concerned about the appearance of the area. <br />Newpower pointed out recommendation #11. <br />The City Planner stated that the purpose of this <br />recommendation is to ensure that the Fire Department is <br />comfortable with their access into and through the <br />site. The Planner suggested that if this is an issue <br />with the Fire Chief, the City may require an easement <br />over part of the driveway area for emergency vehicle <br />access. <br />Bienke asked if the parking area had to be totally <br />screened from adjacent residential property. <br />The City Planner replied that that was correct. <br />Evergreens and /or fencing are acceptable screening <br />materials. <br />Bienke reported on the signage proposed for the <br />development. Two pylon signs are planned for the site <br />as well as tenant signs on each building. A common <br />character of signage is planned throughout the project. <br />Bienke reported that signage will meet the City's <br />ordinance requirements. <br />Keis asked how signage would be controlled given that <br />there will be individual owners of each building. <br />Bienke replied that a property owners' association will <br />be formed and covenants placed on the property. The <br />City will be submitted a copy of these covenants, and <br />any changes to the covenants will have to be approved <br />by the City. <br />Garske asked how many tenants would be in each <br />building. <br />11 <br />Page 84 <br />
