SUMMARY OF ISSUES
There seem to be three options:
1. do nothing,
2. construct cul -de -sacs at the ends of Bluwood and Australian, or
3. construct a street connecting Bluwood and Australian (Jackson Street).
Neighborhood input relative to these options is necessary. I suggest the neighborhood
specifically address the following issues.
1. General feelings about constructing either a cul -de -sac or connection street.
2. Minimum standards if a cul -de -sac or connection street would be constructed.
Specifically, discussion of the following is suggested.
a. Minimum radius of cul -de -sac (30', 35', 40' or 45')
b. General road reconstruction standards (Width of connection street type of curb,
etc.)
c. Staging of improvements. Discuss following timing options.
1. Dedicate right -of -way now. Postpone any improvements until street
reconstruction is initiated.
2. Dedicate right -of -way and construct cul -de -sac without curb. Upgrade to curb
when street reconstruction is initiated.
3. Construct improvements immediately to current standards (either cul -de -sacs
with curb or connecting street with curb).
SUMMARY OF INFORMATION
The Cul -de -Sac Option
A recommended standard cul -de -sac design has a 45 -ft radius to accommodate truck turn
around movements (this design criteria is based upon turning radii of school buses, garbage
trucks, snow plows, etc.). A right -of -way radius of 60' is compatible with this cul -de -sac
dimension.
Neither Bluwood nor Australian has sufficient existing right- of -way to accommodate a 45 -ft
radius cul -de -sac. Therefore, either additional right -of -way would have to be acquired or
a lesser standard adopted. Recognizing the right -of -way limitations and the fact that smaller
radius turn arounds offer improvements over the existing situation, a cul -de -sac radius as
small as 30 -ft is suggested for discussion purposes.
Bonestroo, Rosene, Andcrlik & Assoc., Inc.
Page 21
2
