MINUTES PLANNING COMMISSION MAY 11, 1995 the old garage is used for storage of tools and equipment. However, that garage is not large enough to store a car in. Garske pointed out that there are already three buildings on the property. The Planner replied that that was correct. However, there is not an adequate amount of residential garage space. The existing garage is not large enough to be used as a single -car garage. In view of the condition of the structure, it does not appears that it will last a long time. The Planner pointed out that there is also an agricultural building on the property, and anticipated that once the agricultural use is ceased, this building will go. Therefore, the Planner felt that the CUP request was a reasonable one since the garage would be used as a residential garage for the long -term. Garske asked why the City does not require the existing garage be removed. The Planner replied that the existing garage seems to serve a purpose. Without that garage, there would likely be equipment stored outside which would cause a worse condition. The Planner again pointed out the agricultural use of the property. Knudsen pointed out that the new garage will not be visible from the road. Garske asked if in the future the property owner would be allowed to replace the existing garage. The City Planner replied that to replace that structure would require a conditional use permit. Knudsen pointed out that eventually the old garage will be taken down. The Planner pointed out that when the old garage is taken down, if additional garage space is needed, it would be reasonable to require the property owner to expand the new garage. Garske suggested that the property owner construct a large enough garage to take care of his needs, because Page 9
