MINUTES <br />PLANNING COMMISSION <br />MAY 11, 1995 <br />that point a joint workshop should be scheduled so the <br />Planning Commission and Council can discuss these <br />issues together. Garske stated that he would like to <br />know what is motivating the Council's feelings about <br />auto - related uses on Rice Street, and what their <br />concerns are. <br />Keis pointed out the town meeting scheduled for <br />Wednesday, May 31st on the Rice Street study, and <br />suggested that the Commissioners attend that meeting. <br />Garske suggested that at the May 24th Council meeting, <br />the Council schedule a joint workshop with the <br />Commission to discuss the Comp Plan update as it <br />pertains to Rice Street. <br />The Planner reviewed the Comp Plan information with <br />regard to the northwest area of the City. The Planner <br />noted the mixed uses which occur along Little Canada <br />Road, and asked if the Commission had any vision for <br />how Little Canada Road should look. <br />Knudsen pointed out that the area west of the railroad <br />tracks would be encompassed in the Gateway Project. <br />Keis pointed out that the City has already determined <br />that the property between Little Canada Road and Round <br />Lake should be open space. <br />The Planner noted that that is reflected in the Rice <br />Street map. The Planner suggested extending high - <br />density housing down Little Canada Road replacing the <br />existing strip malls. <br />Garske felt the triangular area between Little Canada <br />Road and County Road C should be commercial, but <br />questioned how much commercial the area could support. <br />Carson agreed this area should be commercial. <br />The City Planner suggested some time over the next 30 <br />years there will be enough of a commercial market place <br />to develop the area. The question is how long is the <br />City willing to wait. <br />Garske felt there were a lot of other areas for higher <br />density residential, and suggested that the strip of <br />property along Jackson Street would be a good location. <br />Page 85 <br />
