MINUTES <br />CITY COUNCIL <br />FEBRUARY 7, 2014 <br />Blesener reported that there are two building lay -outs for consideration; <br />one consists of 23,670 square feet and the other 26,070 square feet. The <br />larger building provides for additional small equipment storage at the east <br />end. Blesener noted that this is the building layout that is preferred by the <br />design committee. Keis asked the size of the current Public Works garage. <br />The Public Works Superintendent reported that the current garage is 7,700 <br />square feet, and noted that the new project would incorporate the Parks <br />Department as well. <br />Keis pointed out that the original estimate was for $2.5 million and the <br />revised estimate is for almost $1 million in additional costs. Blesener <br />noted that construction costs for Option A (26,070 square feet) are <br />estimated at $2,839,515, and for Option B (23,670 square feet) <br />$2,684,800. These costs do not include land and other soft costs. Keis <br />asked about architect's fees. The Administrator estimated those costs at <br />$166,000 and reported that he is working on putting together the soft <br />costs. <br />Blesener asked the cost difference between Option A and Option B. The <br />Construction Manager estimated the difference at about $200,000. <br />Boss asked about the size proposed for the women's locker room. <br />Blesener reported that there is a code requirement that dictates the size of <br />the women's locker based on the size of the men's locker room. <br />McGraw felt the biggest question was whether or not to push out the east <br />wall to accommodate small equipment storage, and again noted that one of <br />the goals of the committee was to try to get everything under one roof. <br />McGraw indicated that the office area is bare- bones, and less than the <br />other facilities that the committee toured. Blesener pointed out that the <br />additional 16 feet on the east end of the building (Option A) results in <br />about $160,000 in additional costs over Option B. Blesener noted that this <br />additional footage provides the opportunity for the City to get all <br />equipment in one building. <br />The Construction Manager reviewed the breakdown of square footage by <br />use and cost, and it was noted that the average is $109 /square foot. The <br />Construction Manager estimated an average of $130 /square foot once soft <br />costs are added. The Construction Manager indicated that there is a <br />committee meeting next Tuesday to review issues such as utilities into the <br />site, which will help to firm up soft cost estimates. The City <br />Administrator reported that the City Engineer is reviewing the draft site <br />and building plans and putting together a preliminary grading plan, <br />reviewing utilities, analyzing the impact of contamination issues, etc. The <br />Administrator indicated that it is thought that the contamination that was <br />2 <br />
