MINUTES <br />PLANNING COMMISSION <br />FEBRUARY 13, 2014 <br />REZONING <br />TO PUBLIC - <br />2858 <br />CENTERVILLE <br />ROAD <br />Fischer also commented that the project will be a great improvement to the <br />property. <br />Schwalbach recommended Architectural Review approval for the Thunder <br />Bay and Round Lake Plaza Shopping Centers subject to compliance with <br />the recommendations of the City Planner as outlined in his February 7, <br />2014 report and recommending that the applicant submit the additional <br />needed information for City Council review at their February 26, 2014 <br />meeting. <br />Motion seconded by Maleitzke. <br />Motion carried 7 — 0. <br />The City Planner reported that the City is proposing the rezoning of <br />property it owns at 2858 Centerville Road from Industrial -Park (I -P) <br />District to Public (P) District. The City's intended use for the property is <br />a future Public Works /Parks Garage, <br />The Planner noted that the property has been used for industrial purposes <br />for many years, most notably by the Brings Company. A rezoning would <br />be necessary if the City is to use the site as a public works /parks facility. <br />The Planner reported that the Zoning Ordinance identifies standards to be <br />evaluated when considering a rezoning. These are outlined under Section <br />921.010 C. of the zoning Code, which the Planner reviewed for the <br />Commission and which are outlined in his February 7, 2014 report. The <br />Planner indicated that the rezoning proposed is consistent with the current <br />zoning and land use of the site, that is, industrial use. The Planner noted <br />that industrial uses are dominated by activities that involve processing, <br />construction, and often heavy truck traffic and use. The Planner indicated <br />that the proposed Public Works /Parks facility would have truck traffic and <br />storage as well as some office use. Therefore, he felt that this proposed <br />use was no different from what could he expected if the 1 -P Zoning were <br />left in place. <br />The City Planner recommended approval of the rezoning, noting that <br />conformance with zoning requirements will require further review of <br />architecture and design aspects of the buildings. <br />Duray asked if the property immediately north was zoned I -P. The <br />Planner replied that it was. Murphy asked when the City would proceed <br />with a public works /parks facility project. The Planner reported that the <br />planning for the project is already underway. <br />- 5 - <br />19 <br />
