The parcel is <br />about 2.55 acres in area, and is situated at the northeast corner of Centerville Road and <br />Labore Road. Current zoning of the property is I -P, Industrial Park. The proposed <br />zoning would be P, Public. The City's intended use for the property is as a future Public <br />Works facility site. <br />The property has been used for industrial purposes for many years, most notably as the <br />Brings vegetable packing facility. A change to City public works facility requires a <br />rezoning due to the public identity of the owner, but would continue to be industrial <br />nature in use. <br />Surrounding land uses are as follows: <br />North: Residential /Business (zoned I -P, Industrial Park) (beyond that, Pioneer <br />Park) <br />East: Multi- family Residential (zoned R -3, High Density Residential) <br />South: Multi-family Residential (zoned R -3, High Density Residential) <br />West: Single family Residential (zoned R -1, Low Density Residential) <br />When considering rezoning, the zoning ordinance identifies the following standards for <br />evaluating zoning changes: <br />2 <br />
