3. The cabinets do not work correctly, despite ongoing repairs. It may be possible to <br />simply adjust as is (see note A). We should look into replacement of the doors or entire <br />set of cabinetry. <br />4. The instant -heat water heater at the sink needs replacement with either a better unit <br />(that can actually heat to the proper temperature) or run a line from the main water <br />heater. OA / PC to review. A functional replacement unit is preferred. <br />5. The narrow corridor between the kitchen and restrooms has a ceiling which is in bad <br />shape. Access to the HVAC units above this is necessary and ongoing. Installing a gyp <br />board ceiling with large access panels, and the required framing, was discussed as a <br />good option. The panels can open, with hinges to the west, so that walking through the <br />area is easy while work is done. <br />Public Restrooms: <br />1. OA / PC should look into valve replacement and possibly self - flushing units. <br />2. Minor caulking and joint repair at the floor is required. See note A. <br />Conference room: <br />1. Balancing the HVAC is important. Currently, this room is on one zone. When the <br />operable panel (mid -room) is closed, there is a considerable difference in comfort levels <br />between the two sides due to this. OA /PC needs to come up with a solution to this. <br />2. See other related notes above. <br />Lobby / Entry/ Vestibule: <br />1. The large main window unit, up high, above the main entry, may have more serious <br />problems. At the lease, there is a little rotten wood. The unit appears to be out of shape <br />and deflected at the mid- point. This will require a more detailed inspection. <br />2. A set of HC automated door openers /paddles are requested at the two sets of <br />entrance doors. <br />3. At the back area of the vestibule, around the corner, there is a pair of half height <br />doors. These should be removed and the area filled in with a solid wall. <br />4. New coiling shutters /curtains should be installed at the counter. These are currently <br />electrically operated and the new should include both automatic and manual operation. <br />Perhaps we might replace with aluminum or semi - transparent type. <br />3 <br />
