5. Note that there is a cold air drop at these curtain locations. When replacement is <br />being performed, and the space open to view, we should look into the cause - the city <br />has attempted to correct this without any luck, Also, the lighting soffit at this area will <br />need work /replacement along with the lighting replacement. <br />6. OA should look into a new vestibule / lobby configuration. A wall could be added to <br />the south of the vestibule which will make a more comfortable entrance and save on the <br />electric heat cost. An opening can be made between the lobby and rear vestibule (where <br />stuff is temporarily stored and carried outdoors.) <br />Office area: <br />1. At the corridor, in the southwest wing, in lieu of taping and repairs, we should look <br />into a vinyl wall covering. <br />2. At the same area, the lighting replacement might include sconces, in lieu of the <br />incandescent light units mounted at the walls, same locations. We may be able to light <br />upwards to diminish the glare (brightness contrast) and create a more pleasant lighting <br />condition. <br />Restrooms near office area: <br />1. OA to look into new finishes and minor repairs. <br />2. ADA adjustments will likely not be required, per the code official, given that <br />improvements within the building will be more superficial and decorative. <br />Exterior: <br />1. The concrete slab on grade that leads from the office area to the parking lot needs <br />replacement where it connects to the lot, at the HC ramp. We also may need the special <br />tactile lay -in unit as a part of this. <br />2. OA should look into replacement of the entire front slab on grade and curb at the <br />main entrance. Less sidewalk is desired. The central tree /planter should remain. A <br />surmountable curb with HC provisions should be considered. <br />3. OA should look into the screen wall at the back of the building. Note that there may <br />be issues with frost footings due to lines underground. <br />Jeff Oertel <br />4 <br />
