MINUTES
CITY COUNCIL
JUNE 25, 2014
McManus felt that this would bring the proposal closer into conformance
with zoning guidelines. McManus noted that the most recent plan that
was submitted proposed the back of the structure at almost 100 feet from
the high water mark of Round Lake. McManus stated that under the
modified plan that they will submit, he was concerned about placing the
structure within required setback, and indicated that they would like a
front yard setback of greater than 40 feet from Little Canada Road in order
to provide a better in and out onto Little Canada Road. Increasing that
front yard setback would bring one point of the structure to within 15 feet
of the rear property line, although McManus noted that the rear yard
setback would average 30 feet. McManus stated that the grades of this
property are troubling.
Blesener noted that the City has no ability to vary from Shoreland
Ordinance requirements.
McManus requested that action on the PUD Permit request be tabled until
the July meeting schedule.
Brad Krussow, 60 Little Canada Road East, reported that he has lived
relatively peacefully in his home for the past 12 years. Krussow indicated
that the proposal for either a triplex or a duplex was troubling to him and
he did not support either. He suggested that Thomas Home purchase his
property and incorporate it into their development.
There was no one else present from the general public wishing to
comment on this matter.
The City Attorney indicated that if action on the matter is tabled until the
July 23rd Council meeting, a 60 -Day Waiver will not be necessary.
Blesener introduced the following resolution and moved its adoption:
RESOLUTION NO. 2014-6-104 — CONTINUING THE PUBLIC
HEARING AND TABLING ACTION ON THE REQUEST FOR
PLANNED UNIT DEVELOPMENT PERMIT ALLOWING A THREE -
UNIT RESIDENTIAL DEVELOPMENT AT 56 EAST LITTLE
CANADA ROAD REQUESTED BY THOMAS HOMES AS
REQUESTED BY TOM McMANUS OF THOMAS HOMES
The foregoing resolution was duly seconded by Boss.
Ayes (4).
Nays (0).
