MINUTES <br />CITY COUNCIL <br />JUNE 25, 2014 <br />FURNITURE AT 3201 COUNTRY DRIVE SUBJECT TO <br />COMPLIANCE WITH THE RECOMMENDATIONS CONTAINED IN <br />THE CITY PLANNER'S JUNE 6, 2014 REPORT <br />The foregoing resolution was duly seconded by Montour. <br />Ayes (4). <br />Nays (0). Resolution declared adopted. <br />PUD — Blesener opened the Public Hearing to consider the request for a Planned <br />56 EAST Unit Development Permit to allow a three -unit residential development at <br />LITTLE 56 East Little Canada Road made by Thomas Homes. It was noted that <br />CANADA the City Planner recommended a concept review given the need for <br />ROAD — additional information. Blesener noted that it appears to him that if the <br />THOMAS property had not been zoned PUD, the request as submitted would <br />HOMES require several variances. <br />The City Planner noted that the property in question is zoned Planned Unit <br />Development (PUD) District and was rezoned to PUD along with most of <br />the commercial property located north of Little Canada Road. The <br />Planner indicated that the applicant is proposing to remove the existing <br />house and garage and replace them with a 3 -unit residential structure. The <br />Planner indicated that there are a series of issues related to how the <br />building would fit on the site. The Planner noted that given the issues and <br />the fact that there were pieces of information still needed from the <br />applicant, he suggested to the Commission that a concept review be done. <br />The Planner noted that there is a staged review for PUD requests, i.e. <br />concept, development, and final <br />The Planner reported that since the Planning Commission meeting the <br />applicant contacted him and requested that his PUD review be tabled as he <br />is planning to modify his submittal and propose a duplex rather than the <br />three -unit flex-plex. The applicant is now requesting consideration in the <br />July planning cycle. <br />Blesener asked about the 60 -day review requirement. The City Clerk <br />noted that application was made on May 27, 2014, therefore, tabling <br />consideration of this matter until the July 23, 2014 Council meeting will <br />fall within the 60 -day time period. <br />Tom McManus, Thomas Homes, noted that the Planning Commission did <br />a concept review of his PUD Permit request at their June 12th meeting. <br />Based on the comments made at that meeting relative to garage size and <br />number of garage spaces proposed, McManus indicated that Thomas <br />Homes would like to reduce the number of units from three to two. <br />9 <br />
