The <br />Planner indicated that in this case staff is recommending in favor of the <br />variance due to the fact that existing trees and the adjacent Porterhouse <br />parking lot obscure visibility, the narrow frontage and multiple driveways <br />confuse access, and the building setback results in a lack of building <br />visibility from Little Canada Road. The Planner felt that placing the <br />monument sign at the property line would improve traffic safety in this <br />busy environment. <br />Janet Johansen, Mayhem Properties, indicated that she has reviewed the <br />City Planner's report and was in agreement with his recommendation. <br />Duray noted that the City Planner's report notes that two similar Variances <br />were approved for businesses on Rice Street; therefore, there is precedent <br />for the requested Variance. Duray indicated that he frequently drives by <br />this property and agrees that setting the monument sign five feet back <br />would be problematic. He noted the letter from The Porterhouse in <br />support of the Variance. Duray felt that the situation was a unique one, <br />and that the Variance was justified. <br />Fischer agreed with Duray's comments, and felt that setting the monument <br />sign five feet back would create a traffic hazard. Ledin also agreed and <br />felt that by granting the Variance the situation was improved. <br />There was no one else from the general public present wishing to <br />continent on this matter. <br />Murphy recommended approval of the Variance for sign setback to allow <br />placement of a monument sign on the property line at 219-223 Little <br />Canada Road, Mayhem Properties, subject to compliance with the <br />recommendations outlined in the City Planner's report dated July 3, 2014. <br />Motion seconded by Duray. <br />Motion carried 6 — 0. <br />The City Planner reviewed the proposal for a Property Division to relocate <br />a lot line and a Variance from lot width requirements for property located <br />on Centerville Road and Allen Avenue owned by Joe Peters. The Planner <br />pointed out that a new lot is not being created, but a lot line adjusted in <br />order to preserve a stretch of evergreen trees that were planted along Allen <br />Avenue when the Pitrina Park townhomes were constructed. These trees <br />create a screen of the industrial uses for the Pitrina Park townhomes. The <br />Planner noted that the trees were inadvertently planted on Joe Peter's <br />-2- <br />
