Thus, all parking must be confined to <br />designated parking areas. <br />To be noted is that the Ordinance does not allow paving or parking areas within <br />three feet of any side or rear property line. While technically not a "parking area," <br />it appears the easternmost "turnaround space" may encroach into the three foot <br />setback area. As a condition of PUD approval, an assurance should be made that <br />a three foot side yard setback is maintained. <br />Driveway Turnaround Spaces. In the case of townhouse dwellings which front on <br />designated as collector streets (such as Little Canada Road), the installation of a <br />vehicle turn -around space immediately adjacent to the access driveway is <br />permitted. As shown on the submitted site plan, two turnaround spaces have <br />appropriately been provided. <br />As a condition of PUD approval, the "turnaround spaces" should be reserved for <br />vehicle turnaround maneuvers. <br />Building Design. The applicant has submitted front building elevations which <br />correspond to four different dwelling unit types. As a condition of PUD approval, <br />elevations for all building sides should be submitted. Such elevations should match the <br />proposed site and floor plans. <br />Within R-2 zoning districts, No structure may exceed three stories or 36 feet, whichever <br />Is least. The proposed dwelling units are to be two stories above the north grade <br />elevation of the site with walk out basements to the south (toward Round Lake). While <br />it appears the proposed structure meets applicable height requirements, this should be <br />verified via the submission of "drawn to scale" building elevations. <br />Building finish materials and colors have not been specified. As a condition of PUD <br />approval, proposed finish building materials and color(s) should be specified. <br />In review of the submitted floor plans, it is noted that the single stall garages are <br />proposed which have a wall-to-wall width of 10 feet and a depth of 20 feet. Generally <br />speaking, such width is considered insufficient to accommodate door swings of medium <br />and Targe vehicles. To improve usability, it is suggested that consideration be given to <br />increasing the single stall garage dimensions to 12 feet in width and 22 feet in depth. <br />Model Home. The applicant has indicated that the proposed structure may function as <br />a model center, rather than a residential facility, at least for some initial time period. If <br />this is the case, details regarding the model home operations should be provided (i.e. <br />duration of use, off-street parking demands, signage etc.). It is not clear that there <br />would be adequate off-street parking for use as a commercial real estate model center <br />as discussed. <br />4 <br />15 <br />
