MINUTES <br />PLANNING COMMISSION <br />AUGUST 14, 2014 <br />attendance ranging from 500 to 3,500 people. He indicated that this <br />company is a high-quality security company. Security people will also he <br />in golf carts overseeing parking lots before, during, and after events. No <br />drinking will be allowed in the parking lot. At the end of the evening EPG <br />will ensure that people go to their vehicles in an orderly fashion and leave <br />the property. <br />Fischer asked what a sell-out number for an event would be. Miranowski <br />indicated that a sell-out would result in attendance by 500 people. He <br />indicated that in addition to the on-site parking, they will be leasing 150 <br />parking spaces from Saxon, and several spaces from 23 West Little <br />Canada Road. <br />Fischer asked for a review of the Architectural elements of the project. <br />Brian Houwman, architect for the project, pointed out that the City's <br />Comprehensive Plan talks about mixed use development in this area and <br />enhancement of commercial. Houwman reported that the owners looked <br />at the Comp Plan and felt this was a good location for Voodoo Live. <br />Houwman reported that a neighborhood meeting was held and property <br />owners within 350 feet were invited as were residents of the senior <br />housing. Houwman indicated that the majority of the input at the <br />neighborhood meeting was positive. The biggest concern was the security <br />piece, and llouwman indicated that they have a good company to handle <br />security. <br />With regard to parking supply, Houwman reported that on-site parking for <br />both buildings would be used, and noted that when the music use ramps <br />up, the other businesses at the shopping centers will be closed. Houwman <br />noted efforts to lease off-site parking and indicated that they feel the <br />parking will work. <br />With regard to buffering on the north side of the property from the <br />resident use, Houwman indicated that they could work with the City on <br />the issue of screening with either fencing or landscaping. Houwman <br />pointed out the Landscaping plan that was previously agreed upon for the <br />shopping center, and indicated that he did not understand that this was an <br />issue. Houwman indicated that the shopping center ownership is willing <br />to proceed with the landscaping at this time. <br />Houwman reported that if the PUD Permit is approved, they would then <br />work with the City on the issues of signage and lighting. <br />- 11 - <br />
