The Planner indicated that <br />that was correct. Fischer stated that given the sign is not facing the street <br />but rather the parking lot, he had no concerns with the request. <br />Maleitzke recommended approval of the request for Exemption from <br />Architectural Guidelines to permit an alternative sign display and a Master <br />Sign Plan for 223 Little Canada Road, Kaposia. <br />Motion seconded by Duray. <br />Motion carried 6 — 0. <br />ARCHITEC- The City Planner reported that Davis Group has requested an Architectural <br />TURAL Review for a medical building that they are proposing to construct at 2250 <br />REVIEW — Rice Street. The property is zoned General Business (B-3) District and is <br />2250 RICE subject to the City's Architectural Guidelines. The Planner indicated that <br />STREET — the use is permitted under the Zoning Code. The Planner indicated that <br />DAVIS GROUP purpose of the Architectural Guidelines is to encourage the use of high <br />quality materials for properties with high exposure to commercial streets. <br />The Planner noted that this property is surrounded by streets on three sides <br />and will be a highly visible building. The materials and finishes meet <br />Code requirements as well as Architectural Guidelines. The Planner <br />recommended approval of the Architectural Review subject to conditions <br />outlined in his report dated August 7, 2014. <br />Mark Davis, Davis Group, indicated that they were excited to develop a <br />medical building on a great corner in Little Canada. He indicated that his <br />firm specializes in the development of medical properties. <br />Fischer stated that on first review he noted the location of the trash <br />enclosure, but given the property shape and the condition that the trash <br />enclosure conform with the appearance of the principal structure, he felt it <br />reasonable. Fischer noted that there is one customer entrance proposed on <br />the south side of the building yet there is significant parking area to the <br />west. Fischer asked about the feasibility of people walking a long distance <br />to the entrance especially since this is a medical facility. <br />Davis indicated that given the shape and size of the property, the parking <br />layout is somewhat limited. He indicated that most of the parking on the <br />west would be designated as employee parking leaving the parking nearest <br />the front entrance for patients. <br />-2- <br />
