MINUTES
PLANNING COMMISSION
AUGUST 14, 2014
AMEND PUD -C
DISTRICT &
PUD PERMIT —
121 EAST
LITTLE
CANADA
ROAD —
POOLSIDE
Ledin asked about roof top units. Pat Giordana, architect for the project,
indicated that the front entry statement would be used to screen the roof
top units.
Duray asked about the type of businesses that would be in this building.
Davis described other medical building projects that his firm has
developed, noting that they are occupied by medical specialty and dental
groups. Duray asked if Davis Group had any issues with the
recommendations of the City Planner. Davis replied that they did not.
Fischer asked if the City Engineer has reviewed the development. The
City Planner indicated that the Engineer is working with the applicant on
storm drainage issues, and noted that any recommendation for approval
would be subject to compliance with the City Engineer's
recommendations.
Duray recommended approval of the Architectural Review for a medical
office building at 2250 Rice Street, David Group, subject to compliance
with the recommendations of the City Planner as outlined in his August 7,
2014 report.
Motion seconded by Maleitzke.
Motion carried 6 — 0.
The City Planner reported that Poolside, 122 East Little Canada Road, has
requested an Amendment to the PUD -C District and a PUD Permit for
outdoor storage and outdoor display area. He noted that in 2010 this
property was rezoned to PUD -C from B-3 as a way to better manage and
regulate multiple buildings and uses on the site. At that time a specific
PUD Permit was approved. At that time the applicants indicated that they
expected to construct a new building on the property to contain storage
materials at some future point. With that in mind, the City approved a
three-year allowance for the temporary outdoor storage of pool sales
products and wooden pallets. That allowance expired in 2013 and the
applicant is in violation of the terms of their 2010 PUD Permit. As a
result, the applicant is asking to renew their permit to allow outdoor
storage to continue to take place. The Planner indicated that if the
Commission is in support of the request, he noted the recommended
conditions for approval outlined in his August 5, 2014 report. The Planner
specifically noted the recommendation that any outstanding conditions
from the 2010 approval be completed no later than October 31, 2014.
-3-
