2. The applicants demonstrate, to the satisfaction of the City, a commitment to <br />construct the storage building referenced as part of the 2010 PUD Permit <br />application. <br />3. A term be established for the proposed outdoor storage use as determined <br />appropriate by City Officials. <br />4. An escrow be established, as determined appropriate by the City, to ensure <br />compliance with the conditions of PUD Permit approval. <br />5. The outside storage area is limited to the area identified on the site plan dated <br />March 15, 2010, a total area of 40 feet by 16 feet. <br />6. The outside storage area shall be screened from neighboring properties in <br />compliance with Section 903.020.G of the Zoning Ordinance. <br />7. Screening efforts along the west property line be intensified to include the <br />planting of evergreen shrubs (adjacent to the residential properties to the <br />west). <br />8. Screen plantings shall be maintained to avoid unwelcome and unsightly <br />volunteer growth in the screening area. <br />9. The outdoor storage area shall be paved. <br />10. Outdoor storage materials shall not exceed the height of the fence <br />11.The property owner shall maintain both sides of the screen fence. <br />12. Land adjacent to the existing chain link fence shall be leveled and seeded <br />with grass. <br />13.
