MINUTES <br />CITY COUNCIL <br />AUGUST 22, 2007 <br />The Administrator noted that there may be other development <br />opportunities in this area, but felt that the vacant property should be <br />redevelopment first before the City moves on to other site unless there is a <br />specific project proposed that is financially feasible. <br />RYAN Blesener suggested that the soils report for Valor may have set a different <br />INDUSTRIAL for the redevelopment of Ryan Industrial Park. The City Administrator <br />PARK suggested that he contact Frank Frattalone to discuss soil conditions within <br />the park as well as the impact of soils on redevelopment potential. <br />Keis asked if there has been a response relative to the City's withdrawal of <br />its purchase agreement for Valor. The Administrator stated that the <br />attorney representing Valor indicated that there might be a middle ground <br />that could be discussed. The Administrator suggested that in addition to <br />soil correction costs, ponding requirements may eat up so much property <br />that the City's Public Works garage would not fit on the property. <br />ROUND The City Administrator indicated that the Westmoreland's did not <br />LAKE respond to our survey. In the past they have stated the are not interested in <br />ACQUISITION selling their property on Round Lake. He indicated that he would contact <br />the other property owners to determine their level of interest. <br />LITTLE CANADA The City Adminisriā¢ator felt that the most logical redevelopment <br />ROAD STRIP opportunity for the Little Canada Road strip malls is to do a "face lift" <br />MALLS on these properties. This would be a potential use of the City's yet to be <br />enacted Business Revolving Loan Fund. <br />Keis felt that in terms of the City's Gateway Area, these two strip malls <br />are blighted properties. <br />TROBEC/ The Administrator reported that Dirk Bordsen is considering <br />BORDSEN/ redevelopment of his property and perhaps a combination with one or <br />OTHERS two adjacent sites. The Administrator also reported that Roger Serempa is <br />considering the expansion of his printing business located being the All <br />American Recreation business. The Administrator suggested that the City <br />pay attention to what is happening in this area with an eye to redeveloping <br />a broader area. The Administrator felt that the properties in this area <br />would meeting the TIF blighted property test. <br />
