Approve Change Order for Gas Piping <br />The radiant heater units in the vehicle storage area run with natural gas. The gas piping <br />to these units was inadvertently left off of the plans by the mechanical engineer. The <br />mechanical contractor has requested a change order to install the gas piping to the radiant <br />heater units at a price of $3,515. This number started much higher ($10,000) and the <br />architect was able to work with the mechanical contractor to reduce it significantly. <br />There would have been a cost built in to the mechanical contract for this work but it is <br />unknown how much lower it may have been had the pipes been shown on the plans. <br />Staff recommends approving the change order for the additional gas piping at a cost of <br />$3515. <br />Budget Update <br />The master budget for the project is $3,874,102. That does not include the purchase of <br />the land which cost $675,000. A copy of the budget has been included with this memo. <br />General Building Construction Cost <br />Based on the various contracts awarded for construction the general building construction <br />cost is $3,223,125. That includes the concrete work, the precast walls, all of the <br />electrical, mechanical, and plumbing work, the parking lot, framing, doors, windows, etc. <br />CM F'ee <br />The construction manager, James Steele Construction, adds another $337,514 for its fee, <br />reimbursable expenses, and a construction contingency. The fee is set at 3.5% of <br />construction, the reimbursable expenses include temporary heat and power, the project <br />on-site superintendent, the temporary fence, erosion control measures, dwnpsters, <br />forklift, staking, testing, and other items that can be seen in the summary of reimbursable <br />expenses included with this memo. The contingency is set at 1.5% of construction and is <br />currently at $56,405. JSC has made a request for additional reimbursement but staff is <br />still evaluating it. <br />Design Fee <br />The architect, Oertel, has a fee set at 5.85% of construction costs, which is $188,553. <br />The Civil Engineer's costs were estimated at $20,000. To date, Elfering Engineering has <br />billed $23,651.10 for the project and they anticipate an additional $5000 of work in the <br />spring when the parking lot is installed. That brings the new estimated total to <br />$28,651.10. <br />The site survey and soil borings were performed by Braun intertec. The site survey was <br />$2200 and the soil borings were $4175.58. That leaves a total of $6375.58 compared to <br />an estimated budget of $10,000. <br />2 <br />
