MINUTES <br />CITY COUNCIL <br />NOVEMBER 28, 2007 <br />Benning noted that given the size of the building pads proposed for Lots 1 <br />through 5, there will already be a larger than minimum separation before <br />these houses. He stated that he wanted to ensure that the extra cul-de-sac <br />length was being requested for the right reasons. <br />Blesener noted that given the shallowness of the lots, there will not be <br />much back yard separation between the new houses and the existing <br />houses on Valento Lane. Therefore, the additional side yard separation <br />will be beneficial. Blesener also suggested that the developer discuss the <br />proposed Swale along the west edge of the property and indicated that if <br />the Swale could straddle the lot line, additional trees could be saved. <br />Benning stated that they would be agreeable to moving the Swale west, <br />and asked for assistance in discussing this possibility with the Valento <br />Lane property owners. <br />Keis noted that wider lots do not necessarily mean larger side yard <br />setbacks. Blesener stated that he agreed with the recommendation of the <br />Planning Commission to restrict the building pad size to a 71-foot width. <br />Fritz Sagert, 2949 Ontario Road, asked about lot layout. The City Planner <br />reviewed his concept diagram which illustrated lot location based on an <br />extended cul-de-sac length. <br />Compton Veeramallay, 2960 Thunder Bay Road, expressed concern about <br />the impact on wildlife as well as the location of the shared property line <br />between his property and this development. Blesener noted that the deer <br />never left the area when The Preserve development went in. The City <br />Planner noted that the shared property line is perpendicular to LaBore <br />Road. He also noted that there is a slight deflection in the middle of that <br />property line. Therefore, the property line would not be a straight line <br />from the front of the Veeramallay property to the back. <br />There was no one else present from the general public wishing to <br />comment on this matter. <br />Mr. Keis introduced the following resolution and moved its adoption <br />RESOL UTION NO. 2007-11-296 - GRANTING A VARIANCE FOR <br />CUL-DE--SAC LENGTH FOR THE WHISPERING PINES <br />DEVELOPMENT SUBJECT TO THE RECOMMENDATIONS OF <br />THE CITY PLANNER, THE CITY ENGINEER, AND THE <br />PLANNING COMMISSIONAND SUBJECT TO THE FOLLOWING <br />FINDINGS OF FACT: <br />
