MINUTES <br />CITY COUNCIL <br />OCTOBER 24, 2007 <br />SUBJECT TO THE CITY OF LITTLE CANADA ENTERING INTO <br />A JOINT POWERS AGREEMENT WITH THE CITY OF <br />MAPLEWOOD ON UTILITIES ISSUES OR THE DETACHMENT OF <br />THE PORTION OF THE PROPERTY IN MAPLEWOOD AND <br />ANNEXING IT TO LITTLE CANADA <br />Findings of Fact for Approval <br />Preliminary Plat <br />Richie Place <br />Little Canada, Minnesota <br />1. Richie Place is a proposed plat of single family lots, all of which <br />meet the zoning ordinance regulations for area, width, and <br />other applicable zoning standards of the R-1, Single Family <br />Residential District. <br />2. The proposed platted area is guided by the Comprehensive <br />Plan for low density residential uses. <br />3. The proposed Richie Place plat is consistent with the land use <br />plan. <br />4. Each of the proposed lots exhibits a buildable area consistent <br />with the zoning requirements for single family homes. <br />5. With the exception of the street length (as discussed in finding <br />of fact number 7) the proposed plat complies with all <br />requirements of the City's ordinances, and was recommended <br />for approval by the Planning Commission, with the conditions <br />as follows: <br />a) Consistent with Planning Commission recommendation, <br />the applicant provides a landscaping plan for ponding <br />area acceptable to the City. <br />b) Consistent with Planning Commission recommendation, <br />the applicant provides a tree preservation and <br />replacement plan acceptable to the City. <br />c) Consistent with Planning Commission recommendation, <br />the applicant complies with all final recommendations <br />of the City Engineer. <br />d) Consistent with Planning Commission recommendation, <br />a final resolution for joint utility services for the area is <br />reached with the City of Maplewood. <br />26 <br />
