The plat's proposed street, at a length of approximately 1,050 <br />feet provides access to adjoining unsubdivided tracts as <br />required by Subdivision Ordinance Section 1006.030 (a). <br />7. The 1,050 foot long street exceeds the 500 foot length for cul- <br />de-sacs but meets the standards for, and has received, a <br />variance to exceed this length pursuant to the procedures and <br />requirements of the applicable Subdivision Ordinance <br />Variance process found in Section 1010. Approval of the <br />preliminary plat conditioned upon separate approval of the <br />variance <br />8. The proposed street has been provided with the required <br />temporary cul-de-sac per Subdivision Ordinance Section <br />1006.030 (d). <br />9. The development of the proposed plat will provide an <br />opportunity to extend both public sanitary sewer and water <br />systems to other properties in the area which do not have <br />access to full services, per the requirements of Subdivision <br />Ordinance Section 1008.040. <br />10. The lack of current public sanitary sewer and water in the area <br />constitutes a hazard to environmental conditions and public <br />safety. <br />11. The plat provides future access to other portions of the <br />neighboring properties which would otherwise be landlocked <br />and unusable. <br />12. The proposed plat improves stormwater runoff, water quality, <br />and flooding conditions in the area through the use of <br />detention and infiltration ponding to divert and control <br />stormwater which is currently a threat to adjoining property <br />as required by Subdivision Ordinance Section 1006.050. <br />13. The applicant has complied with the City's requests for <br />information and met the requirements for Preliminary Plat <br />and variance applications. <br />The foregoing resolution was duly seconded by McGraw. <br />Ayes (5). <br />Nays (0).
