MINUTES <br />PLANNING COMMISSION <br />JUNE 14, 2007 <br />French was the most feasible. Duray stated that if the area was being newly <br />developed, he would recommend that the driveway be placed on the north <br />side of the property. However, this is an older, developed area with a <br />variety of driveway configurations. <br />Pechmann stated his position that given the size of the proposed garage in <br />relation to the size of the property, he sees no problem. Pechmann agreed <br />that placement of the garage along the south property line was best, and <br />acknowledged that it would be difficult to construct a driveway along the <br />south property line. Pechmann stated that with regard to placing the <br />driveway along the north property line, he can understand Mr. French's <br />preference for having the closest access point to his front door. Pechmann <br />felt the project provided an upgrade to the property, and while he would <br />prefer the driveway on the north side of the property, he could live with the <br />proposal as laid out by French. <br />Socha recommended approval of the Conditional use Permit for a detached <br />garage consisting of 1,500 square feet as requested by Roy French, 2988 <br />Edgerton Street, with the conditions that the garage cannot be used for <br />business purposes and no other accessory storage buildings be allowed on <br />the property. <br />Motion seconded by Hall. <br />Motion carried 5 - 1. Knudsen voted against. <br />VARIANCE - Paul and Jody Wittner, 231 Demont Street, appeared before the <br />231 DEMONT Commission requesting a Variance from the front yard setback requirement <br />STREET - of 30 feet to accommodate a kitchen addition. Paul Wittner described their <br />WITTNER current kitchen indicating that it was a small, narrow space and that they <br />would like to expand to a decent size space. Jody Wittner reaffirmed the <br />small narrow kitchen indicating that one could not open two appliances at <br />the same time given the narrow space. <br />Knudsen noted that there is no hardship present to justify the granting of a <br />variance, pointing out that economic considerations cannot be considered in <br />determining hardship. <br />Paul Wittner indicated that without the Variance, he would have to <br />reconstruct his entire house to make the kitchen usable. Hall asked for a <br />description of the interior layout of the house. Wittner provided that <br />description, noting that the location of an interior stairway limits expansion <br />of the kitchen inside the existing structure. Wittner also pointed out that his <br />property slopes down to the lake in the back, and to add on to the back of <br />the house would eliminate the only flat backyard area that he has. <br />-8- <br />
