MINUTES <br />PLANNING COMMISSION <br />OCTOBER 11, 2007 <br />noted that the indoor space would not only be used for storage, but also for <br />preventative maintenance of vehicles. <br />Knudsen asked what is being stored in the current building. Groholski <br />replied that Precision Tree's bucket trucks and Mac 3s are stored in the <br />current building. She also noted that the new building space must be 80 feet <br />deep in order to accommodate the walk-in trailer which is 65 feet long and <br />the low boy which is 70 feet long. <br />Groholski reported that the existing building is 100 feet wide by 50 feet <br />deep. The proposed building would need to be 60 feet wide by 80 feet deep <br />-whether it was attached to the existing building or a detached building. <br />Groholski noted that if attached, the new addition would be 30 feet deeper <br />than the existing building. The addition could be pushed back about 5 feet, <br />with the addition then extending 25 feet forward from the front line of the <br />existing building. <br />The City Planner noted that an addition to an existing building results in a <br />larger principal building, and other than approving the relocation of the <br />existing outdoor storage area, there is no additional planning action to take. <br />However, with the building addition, the applicant has concern about access <br />to the outdoor storage area given the addition will be deeper than the <br />existing building. <br />Duray asked if adding to the principal building will allow the property <br />owner more outdoor storage. The City Planner indicated that at the time the <br />outdoor storage was approved for Precision Tree, the City Code allowed <br />outdoor storage up to 75% of the principal building size. Precision Tree's <br />5,000 square foot building allowed them outdoor storage of 3,750 square <br />feet. Since that time, the Code has been changed allowing outdoor storage <br />up to 25% of the principal building size. The Planner noted that Precision <br />Tree's 3,750 square feet of outdoor storage is grandfathered in as long as it <br />remains in the same location. However, with the building addition, the <br />outdoor storage will need to be relocated. Therefore, Precision Tree is <br />requesting a Variance to allow for the relocation of its existing 3,750 square <br />feet of outdoor storage. <br />Duray asked if that amount of outdoor storage was still necessary given the <br />building addition. Groholski reported that it would be necessary. She noted <br />that not all of their equipment is stored on site, some is at their residence. <br />Given the cost of fuel, it is costly to keep moving equipment back and forth. <br />Knudsen asked about the building materials variance. The City Planner <br />reported that the initial drawings referred to metal siding, which would <br />require a building materials variance. However, since that time it has been <br />clarified that the building materials would consist of brick on the bottom <br />-2- <br />
