Knudsen asked about <br />the lean-to feature proposed for the building. Groholski indicated that it is <br />her understanding that this would be considered additional outdoor storage. <br />Therefore, that portion of the building will now be fully enclosed. <br />Knudsen asked about the location that the outdoor storage would be moved <br />to. The City Planner indicated that if the building addition option is <br />approved, the outdoor storage would be located on the south side of the new <br />structure as reflected on the site plan. Duray asked if Precision Tree was <br />comfortable with the 3,750 square feet of outdoor storage. Groholski <br />indicated that this is the amount of outdoor storage they are currently <br />operation with. It is not enough to meet their needs, therefore, they are <br />proposing a building addition to get more equipment inside. <br />Knudsen stated that he has no issue with moving the outdoor storage as long <br />as the amount of outdoor storage is not increasing. <br />Duray asked about the building appearance. Groholski indicated that the <br />brick on the addition will match the existing building. The stucco-like <br />panels that will be on the addition will match the color of the existing <br />building. The roof line will remain the same. <br />Duray felt that the building addition was an improvement to the entire <br />property and felt the proposal was awin/win situation in that Precision Tree <br />would be allowed to retain their 3,750 square feet of outdoor storage. <br />Knudsen agreed as long as the outdoor storage is not increased. <br />There was no one from the general public present wishing to comment on <br />this matter. <br />Knudsen recommended approval of the Variance from the Zoning Standard <br />allowing Precision Tree's existing 3,750 square feet of outdoor storage to <br />be relocated to the south side of the proposed new building addition in order <br />to accommodate a 60 foot wide by 80 foot deep addition to their existing <br />building, with construction of that addition to consist of the materials as <br />presented, with outdoor storage area to be fenced and screened, and with the <br />Variance based on the following findings: <br />• The relocation of the same amount of outdoor storage as currently <br />exists on the Precision Tree site is a superior choice since the <br />expansion of the principal building is preferred over a separate <br />accessory building: <br />• The expanded principal building is necessary to create reasonable <br />use of the property; <br />• The location of the outdoor storage creates a hardship that justifies <br />its relocation to accommodate the larger principal building. <br />-3- <br />
