JUDE EXPANSION <br />CITY OF LITTLE CANADA <br />Dear Planning Commission: <br />As requested, we have reviewed the submittal package for the proposed St. Jude <br />Expansion located to the south of County Road B2 and north of Viking Drive. The <br />submittal documents contained a set of plans and overview of the project dated August <br />15, 2007. Based upon our review we would offer the following comments: <br />Preliminary Plat <br />1. The width required for drainage and utility easements should be twice the <br />depth of the pipeline, which is measured from the centerline of the pipe. For <br />example, a 7.5-foot buried watermain would require a 15-foot easement on <br />each side of the pipe, for a total width of 30-feet. All proposed sanitary sewer <br />and watermain should be encompassed inside a drainage and utility <br />easement. <br />2. Access is noted on the plans for the City Vactor machine and Easement <br />machine. A continuous 20-foot easement along these routes and through the <br />driveway and parking lot to either County Road B2 or Viking Drive should be <br />provided by separate document to allow Public Works access to the <br />proposed sanitary manholes for cleaning and maintenance. <br />Grading and Drainage Plan <br />1. To verify proper turning movements for emergency vehicles, please note <br />each radius and width of the proposed roadways within the project site. <br />2. It appears as if some retaining walls located inside the project site are taller <br />than allowed by City ordinance.
