MINUTES <br />PLANNING CONINIISSTON <br />OCTOBER 11, 2007 <br />strip, but those are being worked through and Hanson indicated that he will <br />likely be combining both parcels for tax purposes. <br />Hanson reported that his Ontario Road neighbors have expressed interest in <br />purchasing the back of his property in order to enlarge their own yards. <br />Hanson indicated that given the interest on the part of these neighbors, he <br />would not be participating in the Steinert plat, there would be no issue of <br />landlocking his property. Hanson suggested that the outlot could be <br />eliminated, and Mr. Steinert would have additional width to work with. <br />Duray noted that the Steinert proposal would provided for a future lot on the <br />Hanson property. Hanson indicated that his plan would be to retain a 400 <br />foot property depth for himself and sell the remaining land to the adjacent <br />neighbors on Ontario Road. <br />Benning indicated that Outlot A can be modified to whatever the <br />recommendation is of the City. <br />Compton Veeramallay, 2960 Thunder Bay Road, reported that he lives <br />immediately north of the proposed plat. Veeramallay reported that drainage <br />is a concern for him. There was no drainage ditch in this area, and he dug a <br />ditch by hand to direct run-off away from his house. Veeramallay indicated <br />that the Steinert property is 2 to 3 feet higher than his property, and at times <br />he has had water right up to his house. Veeramallay stated that he wanted <br />to ensure that drainage will be addressed. He was also concerned about tree <br />preservation and the plans for the woods at the north end of the Steinert <br />property. <br />Veeramallay also reported that a property marking stake has appeared in the <br />middle of his property. He has called the City to deterrnine what this stake <br />is for and has not been able to obtain an answer. Kathy Hanson noted that <br />other stakes have appeared in the area as the Steinert property is being <br />surveyed, and noted that the stakes are marked as control points. Benning <br />reported that he would look into this and get an answer for Mr. <br />Veeramallay. <br />Ray Hanson reported that there are significant loam soils in this area, and <br />indicated that percolation is slow. He anticipated that the developer will <br />have to excavate the house pad areas and bring in sand. <br />Duray noted the developer has indicated that the woods on the north end of <br />the site will be saved. Duray asked about run-off to the north. The City <br />Planner indicated that the developer is responsible for the run-off of his <br />entire site and cannot add to existing run-off. Chuck P1owe reviewed a <br />drainage map for the property noting that most of the drainage currently <br />flows north. The construction of the drainage pond in that area will take <br />-15- <br />
