MINUTES <br />PLANNING COMMISSION <br />JULY 9, 2015 <br />reported that there are no significant changes planned for the site other <br />than the change out of some doors. The Planner recommended approval <br />of the CUP subject to compliance with the I-1 Zoning Code requirements. <br />Dennis O'Connell, Suburban Auto, informed the Commission that his plan <br />is to expand his operation to this property across the street. He indicated <br />that one of the uses of his property in Ryan Industrial Park is outdoor <br />storage of damaged vehicles. He also has some approved outdoor storage <br />at 2989 Country Drive. O'Connell stated that he had no problem <br />complying with the Code requirements for this new site, but noted that <br />there may be the occasion where a customer drops off a vehicle for repairs <br />in the evening at 405-407-409 South Owasso Blvd. and that vehicle sits <br />outdoors overnight. He also indicated that the towing company he works <br />with brings vehicles to the Ryan Industrial Park site, but indicated that he <br />could foresee an unfamiliar tow truck driver mistakenly dropping a vehicle <br />off at the South Owasso Blvd. site. O'Connell indicated that if that <br />occurs, the vehicle would be outdoors no longer than a couple of days if <br />this occurred over a weekend. <br />Buesing asked about the plan to expand into the entire building. <br />O'Connell reported that there are two tenants at this time. One has a lease <br />that expires on January 31st and the other has about 5 years remaining on <br />their lease. O'Connell reported that expansion into the entire building will <br />be dependent on lease negotiations with these tenants. <br />Duray indicated that Suburban Auto Body has been an outstanding <br />business in the community for many years and felt it was great that they <br />were continuing to expand in Little Canada. <br />Schwalbach recommended approval of a Conditional Use Permit to allow <br />Major Auto Repair at 405-407-409 South Owasso Blvd. for Suburban <br />Auto Body subject to compliance with all Zoning Code requirements. <br />Motion seconded by Davison. <br />Motion carried 5 — 0. <br />FINAL The City Planner reported that the City Council recently reviewed and <br />PLAT & recommended approval of the Final Plat for Black Tern Addition <br />FINAL and the Final Stage Planned Unit Development (PUD) Permit to <br />STAGE PUD- the construction of a 120 -unit senior housing facility consisting of <br />SENIOR independent living, assisted living, and memory care on the property <br />HOUSING generally southeast of the intersection of Rice Street and Country Drive <br />PROJECT- submitted by Hearth Development.
