MINUTES <br />PLANNING COMMISSION <br />JULY 9, 2015 <br />HEARTH Commission acted on these zoning actions, the landscaping and lighting <br />DEVELOPMENT plans had not yet been submitted, and the Commission requested better <br />elevations of the building facade. The Planner noted that these plans have <br />now been submitted. He noted that the elevations of the front and rear <br />facades show a significant amount of relief. He also pointed out <br />improvements to the facade for the north side of the building facing <br />Country Drive. <br />With regard to the landscaping plan, the Planner indicated that it does not <br />quiet meet code requirements and either larger trees must be planted, more <br />trees planted, or a combination of the two. Therefore, the final landscape <br />plan has not yet been approved by staff. The lighting plan meets approval. <br />Duray asked about the signage plan. The City Planner noted that there are <br />specific requirements in the Code for signage. However, given this is a <br />PUD, the developer could ask for some flexibility relative to signage. <br />Without such a request, the Planner indicated that signage for the facility <br />will have to meet code and architectural review requirements. <br />Duray asked about the floor plans for the underground parking. The <br />Planner reported that those plans will be submitted as part of the building <br />package. <br />Duray indicated that this location is one of the gateways to the City, and <br />he felt the project will be a great addition. <br />The Planner also noted that the City Engineer has submitted <br />recommendations for this project that the developer is aware of. The <br />Planner indicated that this matter was information only for the <br />Commission to update them on the status of the project. <br />2801 The City Planner indicated that the City is contemplating the purchase of <br />COUNTRY 2801 Country Drive which is a continuation of land assembly that the <br />DRIVE City began in this area a number of years ago relative to a long-standing <br />redevelopment plan for the area. It was noted that the City's long-term <br />goals for this area are a hotel development. Other options include the <br />extension of the office -warehouse development that exists in the area. The <br />Planner noted that one of the requirements when the City is acquiring <br />property is that the Planning Commission comment on the consistency <br />with the City's Comprehensive Plan and land use for the area. <br />Duray indicated that he remembers the discussion of the potential for a <br />hotel development in this area. He also noted the City's position of <br />acquiring properties as they become available rather than through eminent <br />4 <br />
