MINUTES <br />PLANNING COMMISSION <br />MAY 8, 2008 <br />Duray asked if the outdoor storage area proposed met the 60% maximum. <br />The Planner replied that upon further analysis of the property he has <br />determined that the outdoor storage area is slightly under 60%. <br />Duray pointed out Item #5 on the Planner's report. The Planner indicated <br />that that comment is asking the applicant to verify compliance with the <br />Code relative to equipment and materials that will be stored on the site. <br />Rossow stated that he wanted the CUP to be somewhat generic in nature so <br />that it could apply to another user if Tri-State Bobcat vacates the site. The <br />Planner indicated that some detail is needed in order to ensure compliance <br />with the requirements listed in #5. The Planner agreed that the CUP could <br />be drafted so that rt could be relevant for another user. <br />Duray asked about Item #7 relative to outdoor storage being orderly and <br />permitting access to all materials and equipment. Rossow indicated that the <br />Fire Marshal has indicated that he is comfortable with the layout of access <br />lanes. Rossow noted that Tri-State Bobcat will need room to accommodate <br />access by a fully loaded semi. <br />Duray asked about Item #8 relative to storage height. Rossow felt that Tri- <br />State Bobcat will be able to keep storage at or lower than the 8 foot <br />maximum height. The Planner noted that storage can exceed 8 feet in <br />height provided that it is stored in its most compact condition. <br />Barraclough asked if Tri-State Bobcat was planning to have a bobcat within <br />the display area. Rossow felt there would be two pieces of equipment <br />within the display area. The City Planner indicated that outdoor display is a <br />component of the CUP and is allowable. <br />Duray asked about #11 relative to trash container. Rossow noted that the <br />trash container is currently in the northwest corner of the site. The Planner <br />indicated that the trash container should be shown on the site plan. He also <br />indicated that provided that the trash container is within the outdoor storage <br />area, it does not need additional screening nor be within a trash enclosure. <br />Duray asked about #14 relative to compliance with fire codes. It was noted <br />that the Fire Chief and Fire Marshal have submitted their report relative to <br />this property. <br />Duray asked about #I S relative to site lighting. The City Planner pointed <br />out that the site plan shows overhead lighting and meets Code requirements. <br />Pechmann reported that he looked at the site and felt that Mr. Rossow was <br />making improvements to the property. Barraclough agreed that this was <br />one of the better looking properties in the Park. <br />-3- <br />
