intersection of Centerville Road and County Road J. the parcels on the northeast and southeast corners are <br />also zoned Commercial. <br />The total area of the two parcels is 45.57 acres with approximately 27 acres of buildable area. We are <br />proposing 29 single townhomes and 30 twin homes. Presbyterian Homes is proposing 147 Brownstone <br />senior rental apartments on the southeast corner. <br />The site will be accessed from Wilkinson Boulevard at the south and aright -in right -out from Ash Street <br />at the north.. The Brownstones will have a separate entrance off of Wilkinson Lake Boulevard. <br />The townhomes will all be in a home owners' association that will manage and maintain the property for <br />the benefit of the development. The rental apartments will not be included in the home owners' <br />association. Management and maintenance of this area will be by Presbyterian Homes. <br />Soil testing studies are underway.. Wetland delineations have, been completed and we have received <br />approval from VLAWMO. <br />We have addressed all additions and revisions as requested by staff and Lino Lake Boards. Included are: <br />• A traffic study and a market analysis for potential commercial have been completed and copies <br />have been provided to staff. <br />• The housing density has been increased to meet Lino Lakes' minimum density. <br />• Two trails have been added; one around the wetland to the west and one to connect to the <br />southeast intersection leading to the existing commercial development. <br />• An open system water treatment train has been added where possible. <br />• Surmountable curbs are proposed to facilitate movement of Blanding's turtles. <br />• Proof of wells being sealed has been provided to staff. <br />• This project should not require a mandatory EAW based on "Mandatory EAW Categories" <br />• The Stormwater Pollution Prevention Plan will be provided with our Preliminary Plan submittal. <br />We believe that our proposed development complies with Lino Lakes' ordinances and fits well into its <br />Comprehensive an 2030 Proposed Land Use. We would like to start site development in the summer of <br />2016.
