The preliminary plat submittal shall include an approved wetland delineation and mitigation <br />plan as applicable. <br />ENVIRONMENTAL <br />1. The applicant shall provide documentation as to whether an Environmental Assessment <br />Worksheet (EAW) is required. <br />WATER SYSTEM <br />1. There is an existing watermain that runs through the site serving the City of North Oak's <br />Rapp farm development. This system will need to be relocated based on the current <br />proposed layout. <br />2. The City of Lino Lakes' existing water system is significantly north of the proposed <br />development and water service could be supplied from White Bear Township via a Joint <br />Powers Agreement until Lino Lakes' system is extended. <br />3. In conformance with the City's Comprehensive plan, a 12 inch watermain will need to loop <br />through the site making a north -south connection. <br />4. The water system interconnect with White Bear Township will be at the southeast corner of <br />the site. <br />SANITARY SEWER SYSTEM <br />1. There is an existing sanitary sewer forcemain (parallel to the watermain mentioned in #1 <br />above) that runs through the west side of the site and is pumped into a 10 inch gravity line. <br />This system currently serves the City of North Oak's Rapp farm development. This system <br />will need to be relocated based on the current proposed layout. <br />2. The property is within sewer District 4, which is proposed to be serviced by a White Bear <br />Township trunk sewer line. An 18 inch trunk sewer is located in the southeast corner of the <br />site. The City will need to work with White Bear Township to determine the appropriate <br />connection point to serve this property and the remainder of District 4. <br />3. A noted within the Comprehensive Sanitary Sewer Plan a Joint Powers Agreement with <br />White Bear Township will need to be in place for the sanitary sewer service. This agreement <br />will need to identify MCES SAC units and an associated fee structure. <br />TRANSPORTATION <br />1. The roadway alignment and profile shall meet MnDOT specifications for a 30 mph roadway <br />or the design speed. <br />2. The roadway typical section shall meet the City's standard. <br />3. The site needs to access into a public roadway. Wilkinson Lake Blvd is owned by <br />Presbyterian Homes of North Oaks which is a private roadway.
