The analysis did not evaluate the site access intersections to determine the lane <br />geometrics at each location. <br />b. The access to the Senior Living facility on Wilkinson Lake Blvd is very close to <br />Centerville Road. It should be analyzed to determine if there are any issues between it <br />and Centerville Road. Access should be on the internal roadways as feasible. <br />c. Anoka County has provided preliminary comments on for the proposed development. <br />A formal review letter is anticipated in the next few weeks. Their preliminary <br />comments included "You can anticipate that we will require 60ft of ROW along the <br />AC routes, EB RTL and WB bypass lane construction at the local road tie-in on Ash <br />St, and improvements to the intersections of Ash St/Centerville Rd and Centerville <br />Rd/CR Jshould be considered for completion in conjunction with the development. <br />(should roundabout or turn lane/traffic signal construction be completed in <br />conjunction with the development?). Also, we will likely note that operations in the <br />CSAH 54/CR JII35EICR 84 interchange area are poor, particularly during peak <br />periods and there are currently no planned or funded improvements that we are <br />aware of for this interchange area " <br />d. We concur with the analysis methodology and results. However, the conclusion that <br />no improvements should be provided at the Centerville Rd and Wilkinson Lake <br />Blvd/CR J intersection should be reexamined, as also identified by Anoka County. <br />Even though the intersection is currently at LOS F, the addition of the site traffic will <br />add to the deficiencies and therefore improvements should be considered with the <br />development. <br />5. The proposed trail and sidewalk system are shown on the plans, and there are no comments <br />at this time. <br />DEVELOPMENT AGREEMENT <br />1. A development Agreement is required with the final plat. <br />2. The roadway and municipal utilities shall be within dedicated public right of way. <br />PERMITS <br />1.
