The applicant shall provide a typical section for the proposed parking lot /access. <br />STORMWATER MANAGEMENT <br />We reviewed the Stormwater Drainage Report for United Properties, dated May 16, 2016, <br />and provided by Plowe Engineering, Inc. and have the following comments: <br />1. Provide drainage area maps for existing and proposed conditions. <br />2. The HydroCAD total drainage areas between existing and proposed conditions do not <br />match. <br />3. The stormwater treatment basins shall be separate for the site and street impervious areas. <br />FLOODPLAIN <br />Project affects the FEMA floodplain. The applicant shall obtain a Letter of Map Revision <br />and provide the application to City. <br />1. The applicant shall provide an exhibit showing no net fill in the floodplain. <br />WETLANDS <br />Rice Creek Watershed District is the LGU to review and approve the wetland delineation. <br />Thus we have not reviewed for the Wetland Conservation Act (WCA). <br />1. The project proposed impacts to existing wetlands it is anticipated that a mitigation plan <br />will be required. The applicant will need to receive RCWD approval of wetland delineations <br />and buffers. <br />ENVIRONMENTAL <br />An AUAR was completed for the project area in 2005 and updated in 2015. The review <br />is being addressed by the City's planning consultant. See the transportation section for <br />pertinent comments. <br />WATER SYSTEM <br />1. Gate valve, hydrants and fitting locations need to be labeled with station and offset. <br />2.
