The proposed development is for <br />Clearwater Creek Business Center located in the northeast quadrant of Cedar Street and 21st <br />Avenue. I-35E is the eastern border of the site. <br />The 56.45 acre site is bisected by Judicial Ditch No. 3 (Clearwater Creek), which separates the <br />northern third of the site from the remainder. The applicant is proposing to create 1 lot and 2 <br />outlots. Lot 1 would be developed with a 402,000 square foot distribution center and the outlots <br />would be available for future development.
