10 <br />Another goal of the Transportation Plan is to promote alternative transportation such as <br />bicycling, walking, transit and rail. This is accomplished by incorporating 2 miles of <br />trails and 5 miles sidewalks throughout the development. Trails and sidewalks will also <br />connect the development to the Metro Transit Park and Ride and future commercial <br />district immediately to the south of the development. <br /> <br />Sanitary Sewer Plan <br /> <br />Goals of the sanitary sewer plan are to ensure well-planned, quality residential <br />development that conserves and enhances the city’s natural resources and to provide an <br />affordable and safe sanitary sewer system. <br /> <br />The site is located in Sanitary Sewer District 3 (Sub-district 3B) and is ultimately served <br />by MCES Interceptor 76-51, a 24-inch gravity sewer in Cedar Street which is adequately <br />sized for the development in the district. There is one 10 acre parcel on the northwest <br />corner of the development that is in Sanitary Sewer District 5B. <br /> <br />The site spans 3 Utility Staging areas: 1A=2008-2015 (southern 2/3), 1B=2015-2020 <br />(northern1/3) and Post 2030- One (1) 10 acre parcel. A comprehensive plan amendment <br />will be required for the 10 acre parcel. <br /> <br />Water Supply Plan <br /> <br />A goal of the water supply plan is to provide residents affordable potable water that is <br />safe and of high quality for daily consumption and fire demand. The site is served by an <br />8” and 16” watermain. The system will be interconnected to an 8” watermain in <br />Centerville to provide improved fire flow and system redundancy. <br /> <br />WSB provided a detailed water system review memo dated March 30, 2016 that <br />evaluated the proposed water system and concludes the existing water supply and <br />distribution system can support the development. <br /> <br />Planning Districts <br /> <br />The site is located in Planning District 3 and is guided for mixed use development. The <br />site is also included in the I-35E Corridor Alternative Urban Areawide Review (AUAR) <br />with the mitigation plan. The net residential density shall not exceed 4.5 units per acre, <br />with no less than 2/3 of the residential area reserved for low density residential <br />development. This low density may include a variety of housing types (both detached and <br />attached). <br /> <br />The site spans both the Peltier and Clearwater Creek resource management units (RMU). <br /> <br /> <br /> <br />
