14. The applicant must provide final construction details for construction of 21 st Avenue, <br />including all wetland, floodplain and ditch permits. City Engineer's memo notes that <br />additional information is required to facilitate these permits. <br />15. Fire access shall be reviewed and approved by the City prior to final plan approval. <br />16. The final plat must be revised to show "21St Avenue South" rather than "21St Avenue <br />North". <br />17. The landscape plan must be revised as follows: <br />a. The applicant must comply with the Environmental Board recommendations in <br />the memo dated August 31, 2016. <br />b. The plan shows landscaping adjacent to the south lot line of Lot 1. The conifer <br />trees in this location must be increased from the proposed 6 feet to 8 feet. <br />c. Planting notes should be modified to reflect the following lawn prep requirements: <br />i. Prior to sodding subgrade shall be loosened to a depth of 6". Top soil mix <br />shall be placed at a minimum depth of 4". '/2 of the mixture depth shall be <br />placed over the loose soil and mixed into the top 2" of subgrade. The <br />remainder of the soil can then be added. <br />ii. City inspection required prior to sod placement. <br />18. If a guard house is proposed for construction, the applicant must show that materials have <br />a "harmonious finish treatment" with the principal building. <br />19. All signage must comply with City Code requirements. <br />20. The existing billboards (off -premises signs) are legal, non -conforming signs and are <br />allowed to remain, but shall not be allowed to be relocated. <br />21. Material samples must be provided to ensure compliance with architectural standards in <br />the Zoning Ordinance. <br />ATTACHMENTS <br />1. Location map <br />2.
