1. On site traffic control signage must identify entry, exits, one -ways, no parking along <br />fire hydrants, etc. <br />2. A ten feet trail with a turn around is recommended at the west ball field to allow for <br />emergency vehicles into the recreation areas. An extension of the pedestrian trail <br />from Elm Street onto the site to connect to the school building , and a trail extension <br />from Fourth Avenue to the school building. <br />3. An additional handicap accessible parking space must be provided to meet the <br />handicap parking requirements of 13 that are to be provided on the site and based <br />on the total number of off-street parking provided. Bicycle parking racks must be <br />provided throughout the site. <br />4. Signs for the proposed site are in compliance with the Zoning Ordinance. <br />5. Park and Recreation Board recommendations outlined in Exhibit H must be <br />addressed. <br />6. A tree preservation plan must be submitted for final approval and preservation of <br />trees in the following areas be emphasized; existing trees along the industrial site <br />northeast of the property; existing Pine trees south of the baseball field and existing <br />trees adjacent to the south property line and abutting the residential uses. <br />7. A final landscaping plan must be submitted and address the overall concept of <br />landscaping; screening of middle school from residential areas; appropriateness of <br />plant material location, type, quantity, and spacing of proposed plant materials <br />8. A fence plan must be submitted for final approval. Fencing requirements around <br />the softball/baseball fields and, south and west property lines must be indicated. <br />9. A grading and drainage plan be submitted subject to review and approval by the <br />City Engineer. The site's wetland is delineated and wetland mitigation plan is <br />and reviewed and approved by the Rice Creek Watershed Board and the City. <br />10. A final utility plan should be submitted for review and comment by the City Engineer. <br />12. A comprehensive lighting plan be submitted which shows the proposed exterior <br />illumination of the site. <br />13. Shifting the location of the baseball field west and north of the present proposed <br />location to allow for sufficient buffering along the east and south areas to prevent <br />stray balls from reaching the adjacent street right-of-ways. <br />3 <br />
