According to Mr. Tom Hovey, a DNR Hydrologist, shoreland standards applicable to the subject <br />property allow a maximum of 115 units upon the subject site. The proposed dwelling unit <br />distribution (via tiers) on the site has also been found to satisfy State Shoreland Ordinance <br />requirements. <br />Multiple Structures. As shown on the submitted site plan, a total of 14 individual structures are <br />proposed to be erected upon the subject property. According to Section 6, Subd. 8 (2) (E) of the <br />Zoning Ordinance, two or more multiple dwelling structures may be erected on a single site <br />provided the following requirements are met: <br />1. No building shall be closer to another building than thirty-six (36) feet. <br />2. No building over thirty-six (36) feet in height shall be closer to another building than twice <br />the height of the tallest building. <br />3. The distance between buildings shall not be required to exceed one hundred (100) feet <br />measured at ground level. <br />While all proposed buildings are provided a separation of not less than 36 feet, compliance with <br />the aforementioned provisions cannot be determined until such time as building heights are <br />specified. As a condition of site and building plan approval, a typical building plan elevations and <br />floor plans should be submitted for City review and approval. <br />Setbacks. Within the R-4 Zoning District, the following setbacks apply: <br />From Lake Drive <br />Front Yard <br />Side Yard <br />- Principal Building <br />- Parking Lot <br />Rear Yard <br />- Principal Building <br />- Parking Lot <br />From Marshan Lake OHWM <br />Requirement <br />40 feet <br />30 feet <br />20 feet <br />5 feet <br />30 feet <br />5 feet <br />200 feet* <br />NOTE: In the case of the dual application of setbacks, the <br />most restrictive requirement shall apply. <br />* State Standard. <br />4 <br />
