STAFF ORIGINATOR Mary Kay Wyland <br />DATE May 5, 1995 <br />TOPIC PUBLIC <br />95-17-C, Rehbein Transit, <br />ad, Conditional Use Permit/Site <br />Rehbein Transit is requesting a Conditional Use Permit and Site <br />Plan Review to allow the construction of a 24,075 (107' x 225') <br />square foot metal sided pole barn for the storage of buses. The <br />site currently contains an existing bus storage building of 12,950 <br />square feet and a 5,940+ square foot shop/office. The property is <br />Zoned General Business and is located at 6298 Hodgson Road <br />(immediately north of the Fox Trace Development). <br />ccording to the City Zoning Ordinance <br />Sec. 5, Subd. 4. <br />(iii), <br />"Pole barn construction aknd sheet metal exteriors may be <br />permitted in all commercial, industrial and public <br />semi-public zoning districts as a conditional use under <br />the following circumstances: <br />(a) The n <br />storage of <br />buses. <br />pole barns are accessory structures used for <br />boats, lumber and' building supplies, and <br />Rehhein Transit provides transportation services to the Centennial <br />School District. The School Districts' expansion plans will <br />required the need for approximately 40 more buses to be stored at <br />the Rehbein site. The proposed construction will provide interior <br />storage for these buses. <br />The City's EDAB Board has reviewed the site plan. The applicant <br />has indicated that the exterior, although metal, will contain brick <br />treatment along the front of the building similar to that existing <br />on the office/shop building. Additionally, the do plan to upgrade <br />the front of the existing pole building with the overall color <br />scheme in earth tones. <br />City Staff has reviewed the request and would comment that the <br />proposed construction meets the Setback requirements, building <br />height standards, and green space requirements. The existing on- <br />site septic system is located to the north of the existing <br />buildings and should not be affected by the proposed construction. <br />We would recommend approval with the following conditions: <br />1. Proper building permits be obtained prior to construction. <br />The Fire Chief has reviewed the plans and indicated that a <br />sprinkler system will be required for the new building. <br />
