Development Inc. has submitted a preliminary plat application <br />for Willow Ponds to divide a 13.6 acre property into 27 single <br />family lots. The property a.s located east of Sunset Road Between <br />Interstate 35W and Elm Street (County Road 12) . <br />During our review of the subject preliminary plat application, it <br />was discovered that this property was recently rezoned as part of <br />the Lino Lakes Cottages subdivision, to an R-4 High Density <br />Residential/Plat?, Planned Development Overlay District, therefore, <br />a rezoning of the property is necessary. The subject proposal was <br />put together under the assumption that the property was zoned R-1. <br />Attached for reference are the following exhibits: <br />Exhibit A - Site Location <br />Exhibit B - Preliminary Plat <br />Exhibit C - Grading & Drainage Plan <br />Exhibit D - Apollo MeadowsSubdivision <br />RECOMMENDATION <br />Based on, the following review, it can be determined that the <br />proposal meets review criteria based on a zoning designation of R- <br />1. An R-1 zoning classification is necessary to accommodate the <br />proposed development which contains lot sizes ranging from 11,100 <br />s.f. to 24,050 s.f.
