This section of road will then provide for the required turning movements <br />for the proposed business property at the intersection of Aqua Lane and Lake Drive, <br />and for the townhome residents at the intersection of Aqua Lane and Stagecoach <br />Trail. <br />2. This development proposes private streets for the internal roadway network. Private <br />streets are not allowed in a development zoned 11-4. <br />3. Surmountable curb and gutter shall be required within the development. <br />4. An additional five feet of right-of-way shall be required along the west property <br />boundary to allow for future construction along Lake Drive. <br />5. The driveway entrance and parking stalls for Block 11 of the Marshan Lake <br />Townhome Project are located in close proximity to Lake Drive. We recommend the <br />construction of a berm and screening between Block 11 and Lake Drive to prevent <br />a traffic hindrance on Lake Drive from this area. <br />6. We recommend that the proposed garage slab elevation be a minimum of 18 inches <br />higher than the adjacent street elevation. Several of the proposed driveways shown <br />on the grading plan are less than 18 inches above the adjacent street and should be <br />revised. <br />7.
